  • Coupons will be mailed out 1st half of December
  • Payments Due – January 1st  and Late February 1st
  • Kirkpatrick will add Dock Assessment to 4 Port View Dock Owners

Landscape and Snow –

  • Ken Cut – DQ will  ask Ken to do the 2016/ 2017 snow removal
  • KMC to get other pricing – will have ready for January meeting

 

Security

  • MTF Security  – 1 year approvedKeith will ask Brent McFerran to come to January Meeting
  • KMC to bring information on cameras at 3 entrances to January Meeting

Rubbish Removal –

  • Marvin got pricing from Rays for $10.00 per home
  • Checked latest bill this morning and Republic is charging Cambridge $11.90 a home in 2016
  • Board will continue discussion in 2017

Documentation:

  • Board requested copies of Declarations, By Laws and Insurance Policy be sent to them (Declarations and By laws are on website but also attached to this email

Communication:

  • Website – springsofcambridge.com – Pat will send info to Webmaster to post when necessary
  • Email Blasts – KMC has email addresses for 336 Homes in Cambridge
  • Marvin will write something up introducing new board and asking for volunteers

2017 Mailbox Project – KMC will get box by box assessment and bring to next meeting

Cambridge Property Owners Association

2016 Annual Meeting

Please note that these meeting minutes will be officially approved by the neighborhood at the next ANNUAL meeting in November 2017.

The annual meeting was called to order at 7:00 at the Indianapolis Yacht Club. Board member attendees included Rachel Quade, Michael Welch, Christine Nevogt, Pat Carlini-Miller, Dan Quigley (Kirkpatrick).

108 homes represented – 27 in person – 81 by proxy

1. Call To Order

2. Geist Patrol Presentation

a. Stats (monthly call log) and safety tips were passed out for review

b. It’s not possible to be everywhere all of the time but they try their best to have visibility in our subdivision

c. Our area doesn’t see a lot of crime compared to Lawrence.

d. If you see something say something. Geist Patrol numbers were passed out. Call anytime.

e. Vacation checks are available through Geist Patrol

3. Review and Approval of 2015 Annual Meeting Minutes

a. Chris Nevogt made a motion to approve the 2015 Minutes. Rachel Quade seconded. Motion passed unanimously.

4. Treasurers Report – Dan Quigley

a. New Pavilion was installed and electric ran to it, picnic tables, resurfaced the basketball court, painted old gazebo

b. We issued reimbursement checks for folks that had credits on their accounts

c. A suggestion was made to include the balance sheet with the annual meeting materials

5. 2017 Budget – Dan Quigley

a. We are lowering the dues from $735 to $700

b. Main project for next year is going to be replacing mailboxes

c. Pat Carlini-Miller made a motion to approve the 2015 Minutes. Rachel Quade seconded. Motion passed unanimously.

i. Christmas Lights should be up right after Thanksgiving

i. New Pavilion & Basketball Courts have been resurfaced

d. Social

i. The board sponsors an annual Easter egg hunt at the park, summer concert series (the first Friday of June, July & Aug), Oktoberfest (adults only), and Santa Sleigh Visits. Please contact the board if you would like to volunteer with helping out at any of these events. They are a ton of fun!

e. Newsletter

i. Goes out to homeowners via email to announce upcoming events and important news

ii. Sign-up to receive the newsletter on the Cambridge website

ii. Visit the website to see the upcoming events, signup for the newsletter, architectural review form, CCRs, etc

g. 2017 Mailbox Replacement

i. The funds are in the reserve account so no special assessment needed

ii. The mailboxes will be replaced in 2017

iii. Your old mailbox will be placed on the ground next to your new box when it’s installed

iv. If your box is less than 1 year old it will not be replaced

8. Open Discussion

a. It was mentioned that many lamppost lights are out. It’s the homeowners’ responsibility to maintain the lampposts.

b. There are several new churches near 116th & Olio Rd. This weekend the new Lutheran

church is opening it’s doors to the whole community

c. People are speeding in no wake zones on the lake. One homeowner asked if we could post a reminder not to speed on our website and/or include it in the newsletter

d. A suggestion was made to put more info out about recycling out on the website and/or newsletter.

e. Duck hunting on the water is a problem. Cambridge can’t do much accept contact the city. Fishers has been notified and will hopefully put a stop to it.

f. The speed limit on Springstone is always violated. We can’t do speed bumps or stop signs per county road guidelines. Geist Patrol will put out the speed reader if requested

g. Compost piles fall under the architectural review form

  1. Halloween – Met with Fishers deputy mayor and City Attorney last month about excessive decorations and the potential traffic hazards

 

  1. Neighborhood Patrol

2017 – 2019 contract was reviewed. The board decided to extend for one year only and then alert folks at the annual meeting that we’re going to send out a post card with 2nd half dues asking if they want to extend the 2018 contract or not so we can get a feel for how many people are in favor of neighborhood patrol.

  1. Halloween Decorations/Haunted House – Some homeowners are already asking if we can do anything about “the house” this year. Chuck will get photos from last year to Dan & Al. Dan is going speak with the city of Fishers and our attorney to see what can be done this year.
  2. Second Half Dues Letter – 294 Homeowners owed second half dues
    1. In 2017 we’re going to send coupons semi-annually instead of two coupons once a year to avoid the need for second half dues letter (most people don’t know what they owe anyway)
  3. Violation Update – 13 letters sent last week to homeowners
    1. Two violations with our attorney
    2. Non-approved doors color – second letter sent
  4. Golf Cart Community – our subdivision would need 75% vote in favor of making Cambridge a golf cart community per the city of Fishers
    1. We’ll include a letter with the packet for the annual meeting this year explaining what becoming a golf cart community entails and see if there is any interest in becoming one

  • First Friday Summer Concerts – Chris got pricing from a number of bands. Pat is going to circle back with the bands to see if she can get a break on pricing since she knows some of the artists. Chris made a motion to spend $2,500 on bands this year. Ed seconded. Motion passed unanimously.

    • Still collecting emails. We have emails for 300 out of 383 homes/lots
    • Trash Cans – 13 Trash can violation letters sent out
    • Lights – 65 letters sent to homeowners with yard lights out
